  1. BZA-1877 PURDUE FARMHOUSE ASSOCIATION:

Petitioner is requesting the following variances for reconstruction of an existing fraternity house:

1.   To permit an increase in building height of 39' instead of the maximum permitted 14' (UZO 2-10-11);  6 yes to 0 no

2.   To reduce the required number of parking spaces from the required 42 to 32 (UZO 4-6-3); 5 yes to 1 no

3.   To reduce vegetative coverage from the minimum required 30% to 25.8% (UZO 2-10-7); and   6 yes to 0 no

4. To permit a front setback of 4' instead of the required 60' along West State Street, a primary arterial (UZO 4-2-2)   6 yes to 0 no

on property located at the northwest corner of State and Russell Streets at 1028 State Street. The R3W zoned property is located in the City of West Lafayette, Wabash 19(NW)23-4. CONTINUED FROM THE JUNE 26, 2013 MEETING AT PETITIONER'S REQUEST.

2.    BZA-1882 ELIZABETH NICHOLS:  Continue to the August 28th meeting at petitioner's request.

Petitioner is requesting a special exception to permit an Agricultural Rental Hall in the A zone. Proposed operating hours are Sunday-Thursday 8 a.m. until 11 p.m. and Friday and Saturday from 8 a.m. until midnight. The property is located on South River Road, about ½ mile west of its intersection with CR 350 W in Wabash 27 (NW) 23-5 (UZO 3-2) WITH COMMITMENT. CONTINUED FROM THE JUNE 26, 2013 MEETING DUE TO AN INCONCLUSIVE VOTE.

3.    BZA-1885 THURMAN R. SANDERS:  Continue to the August 28th meeting at petitioner's request.  This is the last continuance.

Petitioner is requesting a special exception to legitimize an existing breeding kennel (SIC 0752) in the AA zone. The kennel would operate 7 days per week, 7 a.m. until 10 p.m. The property is located at 10112 S 700 E, Lauramie 17 (NE) 21-3. (UZO 3-2). CONTINUED FROM THE JUNE 26, 2013 MEETING AT STAFF'S REQUEST.

4.    BZA-1886 JOHN & MICHELLE BUTTREY:   6 yes to 0 no

Petitioners are requesting a variance to legitimize an existing single-family home with a 22' front setback instead of the required 25'. The property is located in Section 6 of Winding Creek Subdivision at 5172 Flowermound Drive, Tippecanoe 30(E½)24-4. (UZO 4-2-2)

5.    BZA-1887 TRAVIS & REN PARKER:   6 yes to 0 no

Petitioners are requesting a variance to permit a 10.5' front setback instead of the required 25' for a proposed attached garage to an existing single-family home. The site is located at 6335 N 300 E, Tippecanoe 23(NW)24-4. (UZO 4-2-2)

6.    BZA-1888 BENITO & LORENA MUNOZ:  Continue to the August 28th meeting at petitioner's request.

Petitioners are seeking a special exception to permit the operation of an outdoor rodeo (SIC 7999 - Outdoor Amusement and Recreation Services). The proposed operation would occur up to eight times per year, starting as early as 10 a.m. and ending no later than 10 p.m. The 12 acre property is located in at 11902 S 575 E, ½ mile south of State Road 28, 3 ½ miles west of Clarks Hill, in Lauramie 19(SE)21-3. (UZO 3-2)

7.    BZA-1889 ROGERS GROUP, INC.:  Continue to the January 22, 2014 meeting at petitioner's request.

Petitioners are requesting the following variances for a proposed mining operation (SIC 16) which is also on this agenda (BZA-1890):

1.    To eliminate the bufferyard requirement on all sides of the proposed open use and instead permit a 3' berm with evergreen trees surrounding the processing and stockpiling areas (UZO 4-9-7c-1); and

2.    To eliminate the required 6' security fence on all sides of the proposed open use and instead permit a 3' berm with evergreen trees surrounding the processing and stockpiling areas (UZO 4-9-7-d).

The 524 acre property along the Wabash River is located at 8032 Old State Road 25 North, just northeast of Americus in Washington 3 & 10(N½ & W ½)24-3.

8.    BZA-1890 ROGERS GROUP, INC.; Continue to the January 22, 2014 meeting at petitioner's request.  

Petitioner is seeking a special exception to permit a mining operation (SIC 16) in the A zone. Mining would be active for 50-60 years; proposed hours of operation are Monday through Friday 10 a.m.-5 p.m. with occasional Saturdays and Sundays and sometimes up to 24 hours per day. Two variances regarding this request are also on this agenda (BZA-1889). The 524 acre property is located along the Wabash River, just northeast of Americus at 8032 Old State Road 25 North in Washington 3 & 10(N½ & W ½)24-3. (UZO 3-2)

9.    BZA-1891 MILES BIERY & MEGAN ROSSETTER:  6 yes to 0 no

Petitioners are requesting a special exception for a kennel (SIC 0752) in the AA zone. The kennel would operate 24 hours per day, seven days per week. The site is part of a larger, 355.54 acre tract located at 2502 State Road 28 West, just west of Romney in Randolph 18(SE)21-4. (UZO 3-2)
